We're very fortunate, our place was actually my mother-in-laws home, and where my wife lived until she was 13. When my mother-in-law passed away earlier this year we were asked if we'd like to continue to lease the apartment, in Germany most people rent/lease rather than own their homes, at the same price as Hilde was paying - lets just say the rent is the same now as it was 20 years ago. The apartment itself is actually contained within the first floor of a working farmhouse, so it is well looked after in our absence (my wife grew up with all the people on the farm so we are considered family), someone goes in and checks the place every week for us, plus they go and switch on the fridge, heating etc for us a day or two before we arrive.
Garmisch itself is beautiful, and we get treated as locals when we're there, even me with my dodgy Bavarian (having a Bavarian badge on the car, a reg number that can be mistaken for a Garmisch plate and "My heart beats Bavarian" in Bavarian on the bottom of our numberplates helps
